Subject: Summary of December 16 HOA Annual Meeting & 2026 Updates

 

Dear Falls at Vail Homeowners,

Thank you to everyone who joined our Annual HOA Meeting on December 16, and to those who could not attend—we wanted to share a clear summary of the key discussions and decisions.
 

🛠️ 2025 Highlights & Accomplishments

This year, the Board focused on safety, asset protection, and responsible planning:

  • Resolved long-standing litigation related to a prior flooding insurance claim. The matter was closed in mid-2025 with funds received, leaving the HOA financially whole and allowing us to move forward with capital work.

  • Completed major safety improvements, including gutter and heat-tape replacements on Buildings 1 and 5 (Building 6 was completed previously) to reduce ice-dam risks.

  • Deck inspections and repairs were completed, confirming no immediate structural safety concerns.

  • Exterior painting of the sun-exposed fronts of Buildings 3 and 4 was completed to protect the buildings and improve appearance.

  • Bear-proof dumpster installed after spring bear activity.

  • Fireplace inspections conducted across the community to identify safety concerns.

  • Addressed several unplanned repairs, including driveway safety work, a roof leak, and a siding issue that was confirmed to be cosmetic—not structural.
     

🧭 How the Board Prioritizes Projects

The Board continues to use a consistent framework when deciding how to spend HOA funds:

  1. Safety of residents and guests

  2. Protection of our buildings and long-term assets

  3. Aesthetics and property values

 

This approach helps balance near-term needs with long-term stewardship of the property.
 

🔭 Looking Ahead

Future priorities discussed include:

  • Completing remaining gutter and heat-tape upgrades on Buildings 2–4

  • Continuing front-side exterior painting on additional buildings

  • Ongoing deck maintenance and repairs

  • Gradually strengthening reserves to better prepare for large, unexpected repairs

  • Long-term planning for items like roof replacement (not needed now, but on the horizon in future years)

  • Exploring clearer architectural guidelines and documentation to help future boards and homeowners
     

💰 2026 Budget & HOA Dues

To continue addressing deferred maintenance and rising costs:

  • Quarterly dues will increase from $1,750 to $2,250 per unit starting in 2026.

  • Annual capital spending is planned to increase to $80,000.

  • Reserves are expected to remain stable at approximately $64,000.

  • Insurance costs for 2026 decreased by about 16%, helping offset other inflationary expenses.

 

The budget was approved by the Board and will be posted for the required 30-day homeowner review period, during which owners may submit objections per Colorado law.

🚗 Additional Notes

  • Guest parking passes (two per unit) were distributed for the 2025–2026 season.

  • The Board discussed creating an opt-in homeowner contact directory for emergencies. More information will follow.

  • A water meter leak near Unit 9 is being actively addressed with the water district and insured contractors, with safety and communication as top priorities.

10/16/2023 Email To Homeowners

Dear Falls at Vail Homeowner –

 

We hope you are enjoying the transition to cooler weather and looking forward to the winter season.  Your Falls board has several important updates to share.

 

Q4 Assessment

As you might recall, the Association assessed owners almost $5,000/unit back in March of 2023 to cover a large portion of our expensive 2023 master association insurance policy, which cost nearly $180k in total.  With our recent vote to move to individual unit insurance, we intend to cancel this master policy as of 11/1/2023.  The remaining unpaid master policy balance for each unit comes out to roughly $2,300/unit, so the Association must now assess all homeowners $2,300 for the remaining unpaid balance of insurance premiums.

 

In addition to higher insurance premiums, both increased legal fees (for declarations changes, etc) and continued inflationary trends across all goods and services have driven Association expenses beyond initially budgeted levels.  For these reasons, the Association must assess each owner an additional $700 per unit at this time to help replenish our reserves. 

 

In total, the Association must now assess each unit owner $3,000/unit, to be paid by 11/15/2023.  We appreciate your continued understanding of the higher expense levels necessary to keep your community and Association in premier standing, and you will soon be receiving a formal billing statement for this assessment.

 

Proof of Individual Unit Insurance

As a reminder under our newly adopted declarations, each unit owner is now required to (1) secure replacement value insurance on their own individual unit, (2) name the Association as an additional insured on such policy, and (3) provide the Association with proof of your new insurance status by emailing a copy of your Declarations Page to either of the following: acicero@altitude.law or eckpropertymanagement@gmail.com.  Please ensure that you have sufficiently completed all of these requirements, as the 9/30/2023 has already passed.

 

Annual Homeowners and Board Meetings

Our annual Homeowners and Board meetings will be held on Wednesday, December 27th, from 6:00pm to 7:00pm MST, at the Vail Public Library’s Community Room, located at 292 West Meadow Drive, Vail, CO 81657.  We will also be videoconferencing the meeting and will send conference call details as the date approaches.  Please mark your calendars and plan to join in the meeting.  The board would gladly welcome any additional volunteer board members, as additional help would be greatly appreciated.  Thank you for considering.

 

Falls at Vail Website

We are excited by the progress of an updated and improved Falls at Vail website, which will include important community information like governing documents, emergency contact information, parking rules, and other important items.  We hope to unveil the new site before year-end, but it may take until early 2023 to complete.

 

Annual Pre-Snowfall Services

The Association is currently scheduling many important seasonal services like gutter cleanouts, French drain cleanouts, chimney cleanouts, dryer vent cleanouts, heat tape inspections/repairs/installations, and window cleaning services.  Please note that these contractors will be working around the grounds over the next several weeks.

 

Maintenance Concerns

If you have any general maintenance concerns at all, especially regarding safety items like iceberg formation or deck/railing concerns, please immediately alert your Property Manager Laureen Eck at eckpropertymanagement@gmail.com, or any of the board members.

09/12/2023 Email To Homeowners

Dear Falls at Vail Homeowner,

 

Your Falls at Vail board is pleased to notify you that the insurance ballot has officially passed, with 18 "Yes" votes and 0 "No" votes received to date, out of 23 total units.  Our association will now be moving to individual Homeowner insurance coverage versus our current expensive Master Association Insurance policy.  You will now be responsible for insuring your own dwelling, in addition to your standard interior and liability coverage.

 

Here are instructions for securing your new individual unit insurance, if you haven't done so already:

  • You must secure an insurance policy which mirrors the language in the attached Amendment, which includes:

    • Name the Association as an additional insured on such policy

    • Policy shall contain a deductible no greater than 2% of the face value of the policy

    • Policy shall contain inflation coverage insurance, if such insurance is available, which shall represent 100% of the replacement value exclusive of land, foundation, excavation and other items normally excluded from coverage

    • Policy shall contain law and ordinance rider sufficient to cover all changes in construction laws and ordinances

  • Have your new policy be effective as of 9/20/2023

  • As soon as your new policy has been secured, please email a copy of your Declarations Page to the Association by emailing either of the following: acicero@altitude.law; eckpropertymanagement@gmail.com

  • You have until 9/30/2023 to provide the Association with proof of your new insurance

  • Per the attached Amendment, any unit owner who has not provided the Association with proof of their new unit insurance coverage by 9/30/2023 will be in violation, and action must then be taken by the Association to secure forced place insurance coverage for that unit.  This will likely result in increased costs to the unit owner and

The Association requires 100% compliance by all 23 unit owners in this endeavor, as our units are physically connected to one another, and thus we all have financial and liability interests in ensuring that all adjacent units are sufficiently insured.  We thank you for your patience and commitment to this insurance endeavor and appreciate your prompt action with regard to obtaining your individual unit insurance and informing the board as such.
